THE HOUSE RESERVATION

Please read through the following rules and notes carefully before making a reservation. By proceeding with your booking, you agree to all of the terms below.

Important Notes Before Booking

Please ensure you review and accept the following rules and policies before confirming your reservation.

Check-in / Check-out

  • Check-in: from 2:00 PM

  • Check-out: until 10:00 AM

Amenities & Facilities

  • Amenities: Bath towels, face towels, toothbrushes, shampoo, conditioner, body soap, hair dryer (no body wash towels provided)

  • Kitchen appliances: Coffee machine, toaster oven, kettle, microwave, refrigerator, freezer

  • Tableware: Basic dishes, champagne glasses, wine glasses, wine cooler

  • Bluetooth speaker (some devices may not be compatible)

  • Free Wi-Fi

Outdoor Bath:
The outdoor view bath is visible from the beach/sea, so please wear a swimsuit when using it.

Note:
This is a private rental residence, not a hotel with front desk or concierge services. While we strive to maintain facilities in the best condition, in the event of sudden equipment failure, immediate repairs may not always be possible. In such cases, we may provide instructions over the phone, and you may be required to handle minor troubleshooting yourself. Refunds cannot be provided for such unexpected issues. Thank you for your understanding.

Daytime Guests (Non-Overnight Visitors)

Daytime guests (non-staying visitors) are welcome between check-in and 8:00 PM.

  • Fee: ¥5,500 per person, payable in cash on the day

  • Please apply by replying to your reservation confirmation email

  • Staying beyond 8:00 PM will incur a penalty of ¥50,000 per person

  • Due to Japanese accommodation law, daytime guests cannot stay overnight

Children

  • Up to 4 preschool children may stay

  • First 2 children: free of charge

  • From the 3rd child onwards: ¥5,500 per child (co-sleeping, up to 6 total)

Pets

  • Up to 2 small dogs allowed

  • Fee: ¥6,600 per dog per night (please bring your own food)

Meals

  • Meals are not included in the accommodation fee

  • Private chefs, local restaurant delivery, or nearby dining options can be arranged (details provided after booking)

  • The kitchen includes an induction stove (1 burner) and basic cooking utensils

  • Please wash dishes/utensils after use and leave them by the kitchen; staff will sanitize and store them afterward

Self-BBQ: Available with our designated rental grill option only

Note: For safety reasons, only approved chefs/service providers are allowed inside the property. Outside vendors are not permitted.

Payment

  • Payment by credit card or full prepayment at the time of reservation

  • If selecting full prepayment, payment must be made within 10 days of booking (details in your confirmation email)

  • Please complete payment by the stated deadline

  • In case of cancellation, please contact us promptly. Failure to notify us may result in cancellation fees even before payment

Cancellation Policy

  • No refunds due to weather (unless major transportation routes are suspended, in which case a full refund will be issued for the affected day(s) only)

  • 30–11 days before arrival: 10% of total stay

  • 10–4 days before arrival: 50% of total stay

  • 3 days before arrival to same day: 100% of total stay

Direct Orders

Optional services are arranged on-site and paid directly:

  • Private chef services

  • Hayama’s recommended restaurant delivery

  • Private tarot reading

  • Marine sports (SUP, etc.)

Note: Services may not always be available depending on provider schedule. Entry of non-approved service staff is strictly prohibited.

Terms of Use

  • We are not responsible for accidents, theft, or damages in the parking area

  • Any damage to facilities/equipment caused by guests will be charged (repair costs, lost business, etc.)

  • Please act responsibly within the premises; we are not liable for accidents/injuries caused by excessive drinking, etc.

  • Please be considerate of neighbors at all times (day and night)

  • For privacy reasons, we can only respond to inquiries from the booking guest. If companions wish to contact us directly, the booking guest must first notify us

Prohibited Acts

This property is intended for respectful guests. The following are strictly prohibited:

  • Entry of non-registered guests (unauthorized entry: ¥50,000 per person)

  • Smoking indoors (smoking area is on the terrace only)

  • Unauthorized BBQ equipment, yakiniku grills, candles, fireworks (fire safety regulation)

  • Loud music, incense or items that leave strong odors

  • Any illegal acts (drugs, gambling, etc. — any suspicion of drug use will be reported to police immediately)

  • Commercial photography or activities contrary to public morals

Security

The property is located near the Imperial Villa in Hayama, a highly secure area. Police patrol routes include this property, and we enforce strict rules against crime, noise, and disturbances. Guests with proper manners and respect will enjoy a safe and pleasant stay.
